Any time the landlord needs to enter your apartment, he or she must give you a 24 hour notice of their intent to enter the premises. The only exception to this rule is an emergency. An example of an emergency is water leaks in your apartment and fire. These are not the only permitted emergency but are clear cut no brainers – that no one would dispute.
So under normal circumstances, if the landlord needs to enter your premises to fix something or to conduct normal inspections of your apartment, they should give you a 24 hour notice. The notice should state the reason and the anticipate time they will enter.
If that does not work with your schedule you need to tell him or her so that they can schedule a different time. You cannot however, prevent them for entering at all. The landlord has the right to periodically inspect your apartment or to make repairs.
